Statement of Goals and Qualifications as a director of Wellington Acres HOA

Please provide information about your GOALS and QUALIFICATIONS for the position of Director
Goal 1- Reactivate the HOA as a functional entity being operated as required by its Articles of Organization, By-Laws and monitoring compliance with the recorded Covenants, Conditions and Restrictions.

Goal 2 – Assure the HOA is in compliance with IRS reporting requirements (Annual Submission of Form 990-N).

Goal 3 – Make a directory available to the members of neighbors and their contact information.

Goal 4 – Make Subdivision and HOA documents readily accessible to all members of the association

Goal 5 – Beginning holding the annual membership meeting as required by the HOA By-Laws

Goal 6 – Re-establish an engaged board to serve in their role overseeing the HOA.

Goal 7 – Activate the HOA Board as the Architectural Review Committee overseeing the review and approval of proposed construction by lot owners.

Qualifications:

The HOA needs to be lead by a board with skillsets including governance, legal & accounting, real estate & property management.

I am among the longest tenured residents dating to the year 2000. Some of my experiences which may prove helpful include:

Governance:

I have served on 5 corporate governance boards and nearly a dozen non-profit governance boards. On those boards I have chaired and served on multiple committees. I understand the organizational framework for entities and I am very familiar with a director’s legal duties and responsibilities under those frameworks.

Legal & Accounting:

I have founded/owned/operated more than a dozen businesses and in many have had primary or sole responsibility for legal and accounting functions or oversight. I have chaired two corporate audit committees charged with, among other duties, legal compliance and risk management. I have deep experience in contracts as well as dispute resolution though negotiation, mediation, arbitration and litigation.

Real Estate and Property Management:

I have been involved in commercial real estate development, leasing and management since 1980, and have held an Indiana Real Estate license (currently in referral status) since 2001. I spent almost 5 decades in the construction business and served multiple roles in delivering more than a billion dollars in general, mechanical and civil construction projects in the region.
